CONCEPT OF DEVELOPMENT OF THE TERRITORY OF THE FORMER TRACTOR PLANT

An urban planning concept in the Urban Planning Line - Wizhevsky & Partners' design line for large-scale territorial regeneration, where decommissioned industrial land is reimagined as a complete urban district. The Former Tractor Plant project transforms a legacy of Soviet-era heavy industry into a mixed-use neighbourhood built around the bureau's principles of environmental performance and human-centred design.
Urban Strategy
The concept retains the memory of the site - industrial scale, infrastructure geometry, material character - while reprogramming it entirely. The plan introduces a hierarchy of residential, commercial, cultural, and recreational zones organized around a central public park on the footprint of the former assembly hall. Existing industrial structures of architectural value are preserved and adapted; the remainder is cleared for new construction.
Environmental Systems - District Scale
- District-wide environmental management: centralized air quality monitoring, street-level particulate filtration at high-traffic nodes, and building-by-building BIO-CIRCUIT specification where applicable.
- Green infrastructure: linear parks, bioswales, and urban forest corridors connecting the new district to the surrounding city fabric.
